Chroy Changvar has been in the eyes of both property seekers and developers for years. The peninsular district has been a hotbed of both borey developments as well as modern high-rise condominiums that have exploded in popularity recently. And adding to its continued residential viability is the announcement of a third Makro establishment coming this 2022.The third Makro is estimated to cost $12.7 million according to Makro Cambodia Co. Ltd. Makro is a Thailand-based retail company and this will be their third project in Cambodia, the first two being located in Sen Sok in Phnom Penh and in Siem Reap, respectively. The new Marko is the expected 161 jobs and taxes it will generate for Chroy Changvar.The third Makro will be located in Bak Khaeng subdistrict, the same area where the Morodok Techo National Stadium is, and the WorldBridge Sport Village, the first-ever sports village in Cambodia and the designated venue for the upcoming SEA Games 2023.According to Realestate.com.kh’s Market Trends data, the median sale price of high-rise residential developments has recovered from around $100,000 to $130,000, a 30% rise compared to May 2021. Median rentals for apartments have also held at $500 for western-style units. New condominium developments, especially in the southern portion of the peninsular district is turning the area into a commercial and condominium hub.Cambodia’s non-stop infrastructure development is similarly adding to Chroy Changvar’s potential. Earlier this year, plans for a bridge connecting Phnom Penh to the Arey Ksat area in Kandal province were also approved and will be located in southwest Chroy Changvar. At present, residents traveling from the area are using ferries to cross the river. New Kampot International Port Planned for $1.5 Billion

Bokor, Kampot - The sleepy town of Kampot is about to open to the international market with a new large port starting development worth $1.5 billion. The new project, called the Kampot Logistics and Multipurpose Port, has recently started construction and will cover more than 600 hectares of land. The new port is being invested in by the Kampot Logistics and Port Company Limited, a Cambodian company based in the province.The first phase of the plan will require about 200 million US of capital. This phase includes container fields, special economic zones, free trade zones, logistics centers, warehouses, customs and manufacturing plants. Fuel refineries and energy distribution infrastructure will also begin in this phase. Means of transportation, specifically use of ferries headed for Phnom Penh is also being looked at to quickly transport goods, workers, and tourists.The location of the multi-purpose port has a water depth of about 15 meters and can accommodate ships of 100,000 tons. Once fully operational, the port will have a capacity of 300,000 TEUs of cargo by 2025 and scale up to 600,000 TEU by 2030. According to company plans, the first phase will take about 18 months to complete.Its location in Kampot has been strategically selected for its logistics and port functions. The area is shielded from natural disasters such as typhoons by Koh Thmey, Koh Ses, and Koh Tral. The company is also experienced in constructing naval facilities, bringing their experience to fortifying their more civilian-oriented project.Kampot Logistics and Multipurpose Port is one of the first large-scale projects to be undertaken by a local company. Once completed it will greatly contribute to the growing economic and social development across Cambodia by opening another gateway apart from the Sihanoukville Autonomous Port and the Phnom Penh Autonomous Port.The massive development is estimated to directly and indirectly create 10,000 jobs and is likely to create a more economically vital Kampot.Looking for property in Kampot? The completion of the Phnom Penh-Sihanoukville expressway will play a key role in further pushing Cambodia’s economic growth for decades to come. Photo from the MPWT.As of later April 2022, 90.95% of the Phnom Penh-Sihanoukville expressway construction project has been completed, and it is expected to be open for public use in July. Prime Minister Hun Sen will attend and preside over its official opening ceremony.Being Cambodia’s first expressway, the construction of the Phnom Penh-Sihanoukville expressway (also referred to as the Golden Port Expressway) cost 2 billion USD and was built with the aid of the Chinese government. The expressway spans five provinces, starting at the third ring road in Phnom Penh City and ending in Sihanoukville Province. Its total length is at 187.05 kilometers with a two-way 4-lane system, each lane being 3.75 meters wide. The running speed limit for the expressway will be at 80 to 120 kilometers per hour.The highway itself includes 7 intersections, 3 rest areas, 1 parking lot, 4 operation and maintenance centers, 40 major and medium-sized bridges, and 5 small bridges. For scale, the highway is 80.8 kilometers away from the province, 1.92 kilometers away from Koh Kong, and 89 kilometers away from Sihanoukville. For the safety of those using the expressway, a green isolation belt was placed in the middle, with galvanized steel pipe guardrails on both sides of the road to prevent animals from passing through. The construction also utilizes a modified asphalt technology, which is compatible with Cambodia’s weather thus improving pavement performance and extending service life.The Phnom Penh-Sihanoukville expressway was funded by the China Road and Bridge Engineering Co., Ltd., operating in a BOT (build-operate-transfer) system. Construction officially started on March 22, 2019, with a construction period of more than 3 years and an operation period of 50 years. Being Cambodia’s first expressway connecting Phnom Penh and Sihanoukville, it plays an extremely important role in the Kingdom’s socio-economic development. It also is the first step in Cambodia’s layout of the national transportation network system.At present, the travel time from Phnom Penh to Sihanoukville takes about 4-6 hours. Once the expressway is completed, the journey will be shortened to a mere two and a half hours. The project will facilitate the transportation of goods between the two economic centers while also creating nearly 10,000 jobs. Once completed, it will not only fill the gap in Cambodia’s infrastructure needs but also help stimulate provincial and national economic growth.The toll standard for the Phnom Penh-Sihanoukville expressway has yet to be determined, however. If the standard is at 10 cents per kilometer, the cost of making the whole journey itself would be close to 20 USD. H.E. Sun Chanthol, Minister of Public Works and Transport, previously stated that the toll standard for expressways around the world is generally at 10 to 15 cents per kilometer, which is a high cost for ordinary Cambodian citizens. The Ministry of Public Works and Transport has already proposed contracting companies to make toll rates on highways go down to less than 10 cents per kilometer, allowing more people across the country the financial capability to use the highway.The government is also negotiating with investors to allow free public testing of the expressway for a period of time before the official opening. This is to help the general public experience the expressway themselves and thus understand the costs entailed. With many beginning to reintegrate pre-pandemic practices due to lesser restrictions, the property market has started re-establishing itself through various residential projects. More than 650 projects were approved by the government over the course of January and February this year with an estimated amount of almost $140 million. Many of these new projects join the market of developers trying to entice both local and foreign buyers into purchasing property through deals and discounts.Given the difficulties brought by the pandemic, some of the new developments have focused on being able to provide amenities such as easy access to schools and malls for the convenience of potential residents.Developers in Phnom Penh have also been offering property with furniture bundled in to give buyers more to consider. Having government loans and lower interest rates available, buyers can also be more optimistic about purchasing property without worrying too much about expenses. The pandemic has allowed them to have more bargaining power, especially towards more low-profile developments. The increasing desire of Cambodians to own property outside the center of Phnom Penh was also taken into consideration by developers, giving more attention to the suburban areas of the city. This also gives buyers an option to own a cheaper and larger home where they can better hold activities fit for their needs. Considering that acquiring property has always been oriented towards accommodating families and family inheritance, buyers with similar intentions can feel more reassured with making major purchases on residential developments.Property investors must then be inclined to cater more to the needs of their buyers. Photo from Khmer Times.Siem Reap’s return to form rests on many variables, but few of them weigh as much as the upcoming Siem Reap Angkor International Airport. The new airport began construction in March 2020 and is currently over 20% complete, with the runway expected to be completed later in May 2022. Other facilities being constructed include roads, airport parking routes and landing systems.The new Siem Reap Angkor International Airport is a category 4E airport with a runway measuring 3,600 metres and a width of 45 metres. This categorization allows the airport’s runway to accommodate large aircraft commonly utilized for intercontinental flights.The new airport is located in Tayek commune, Sot Nikum district and is about 51km away from Siem Reap City proper and 40km away from the Angkor Wat temple. The move to build a new airport was due to rising concerns of potential noise and vibration damage coming from the current airport to the centuries-old Angkor Wat temples.During a recent site inspection attended by Prime Minister Hun Sen, His Excellency has high hopes that the Siem Reap Angkor International Airport will be operational by its initial opening date in Q4 2023.“Siem Reap Angkor International Airport will play an invaluable role in boosting tourism and the overall economy when it launches next year” said PM Hun Sen.The scale of the new airport allows it to incorporate special economic zones that can use the new airport as a logistics hub. It is worth noting that the Siem Reap Angkor International Airport is built on 700 hectares of land with a remaining land area of 1000 hectares earmarked for a special economic zone or industrial zone to be built near the airport as well as an expressway directly connecting the airport to Siem Reap city itself.Cambodia has led most of its regional neighbours in reopening its borders to international travelers by waiving requirements that discouraged ordinary travelers. In 2019, the country received over 6.6 million visitors only being stifled by the outbreak of COVID-19. Land and condos are the most popular choices for investment for property buyers in 2022, according to the latest Cambodia Real Estate Consumer Sentiment Survey. Photo by Khmer Times.Phnom Penh’s property market is picking up with renewed confidence from property buyers both local and abroad. The Cambodia Real Estate Consumer Sentiment Survey 2022, an annual study made by Realestate.com.kh, the largest real estate online classifieds portal in the Kingdom, was recently concluded and covered several aspects of the property market under COVID-19.Demographics of the SurveyThe Cambodia Real Estate Survey 2022 was completed by more than 2,300 respondents over a period of 3 weeks from January 14 to January 28 2022. The respondents are a mix of those born in Cambodia (47%), while 29% are Asian nationals, and 23% from Western nationalities. Our first Survey in 2016 had a 68% Cambodian response rate. After Cambodians, the single biggest nationality of respondents was Chinese.A More Affordable Sales MarketThe survey suggests more Cambodians believe that property is affordable now (82%) compared to 2016 (59%). However, wages have also increased since then, so it makes sense that property is now more affordable to buyers in Cambodia.Realestate.com.kh website data indicates real estate prices have generally decreased over the past 2 years. However, depressed prices have not flowed to land and landed property (such as boreys); in some cases, prices have increased. This was reinforced by the survey results indicating that a third of local respondents believed prices had gone up during the year. Therefore, it is not surprising that land remains a core investment target for local buyers.Land remains the most popular property type in 2022, followed by Condominium/apartments, Villas, Shophouses, and Linkhouses.Condo Rentals Back On The RiseAlthough house types (Shophouse, Linkhouses, and Villas) are the most popular properties to rent, 31% of all respondents indicated they wanted to rent a condo or apartment.Among only the Cambodian respondents, houses account for nearly a third of their preferences, while land also had a strong attraction. For Chinese (60%) and Westerners (47%), condos are more favourable, while Villas were their next biggest preference.Of the respondents, around a tenth have a rental budget of over $2,000 per month, indicating a healthy appetite for high-end rentals, especially around the BKK1 area. The vast remaining majority have a monthly budget of between $500 - $1,000, while nearly a fifth are in the $1,000-2,000 range.High Demand For Home LoansIn Cambodia, banks have historically focused on existing housing stock and properties within boreys (gated communities). A majority (56%) of all respondents indicated that they require a mortgage in order to purchase their property in Cambodia. Around a third of those surveyed currently have a bank or home loan. There are multiple documents to prove property ownership in Cambodia. Some apply to residential property while others are more catered to large development projects. As a property buyer, it is important to know the basic differences between them to save yourself headaches in the future!The Most Important Property Ownership Documents in Cambodia:1. Certificate of Ownership over Immovable Property a.k.a. Hard TitleThis property ownership title is the strongest form of ownership in Cambodia. Only available to Cambodian citizens, this title is recognized on a national level. It contains a QR Code that leads to information about the property and may contain information including GPS coordinates of boundaries.2. Strata TitleStrata Title is a nationally recognized form of property ownership applicable to private units of co-owned buildings such as condos and office buildings in Cambodia. This is the only property title wherein foreign nationals can be the direct property owner.3. Certificate of Perpetual LeaseThe Certificate of Perpetual Lease is a title issued by the Ministry of Land Management, Urban Planning and Construction (MLMUPC) usually for the purposes of land development.4. Letter of Transference of Possessory Right over Unregistered Property a.k.a. Soft TitleThe Soft Title is another property ownership title similar to Hard Title but is only issued by local authorities. Although a valid document, it is highly advised that owners of this title convert it to Hard Title for it to be recognized on a national level and prevent unwanted disputes in the future.5. Certificate of Economic Land ConcessionThe Certificate of Economic Land Concession is another ownership right issued by the government through the MLMUPC for the purposes of land development usually made by large conglomerates in Cambodia.6. Certificate of Perpetual Lease over Private UnitThe Certificate of Perpetual Lease over Private Unit is a form of ownership for long-term tenants in co-owned buildings such as condominiums or office buildings in Cambodia.7. Certificate of UsufructThe Certificate Usufruct is a legal form of ownership given to a person, group, or entity that allows them to utilise and derive benefits (including monetary) from another’s property.8. Immovable Property Lease ContractThe Immovable Property Lease Contract is a written document outlining the terms of the property lease made between the owner and the lessee. This contract gives the lessee the formal right to occupy and utilise the leased property in accordance with the terms of the contract.9. Government DocumentThis can be in the form Prakas, Decree, or Sub-decree issued by government ministries. This document is usually awarded to either public or private entities and serve as nationally recognized forms of land ownership in Cambodia.10. Certificate of Common OwnershipThe Certificate of Common Ownership is a unique form of property ownership as the document grants rights to a community and not an individual. The Royal Government of Cambodia also removed the rapid-test conducted on arriving passengers.The 72-hour PCR Test has been a widely-mandated document by many nations as part of their bid to restart their economies, particularly tourism. The 72-hour PCR test has been an additional cost and documentation that has hindered most travelers from traveling internationally. Waiving these requirements will further encourage travelers to return to Cambodia over the next few months.It is important to note that these requirements only apply to fully-vaccinated travelers (with documents on-hand). Travelers who are not fully vaccinated  will have to go through the mandatory 14-day quarantine.In the same breath, the Royal Cambodian Government reinstated Visa-On-Arrival for foreign travelers. All travelers, be it through land, sea, or air are eligible for the Visa-On-Arrival.The Visa-On-Arrival has suspended for over 2 years following the country’s lockdown. The reinstatement of the visa is expected to make it easier for more tourists to come to Cambodia as close to how it was prior to the pandemic.Cambodia’s new travel rules for 2022These are the most significant and recent changes since Cambodia simplified its travel requirement for foreigners back in November 2021.The Ministry of Health, however, reminds all incoming travelers to still observe the necessary precautions to prevent another outbreak.

The BSG (Belt Starter Generator) does the job of an alternator, recovering energy during braking and deceleration and charging the battery in the boot, which in turn powers the engine's eBooster. The reason for installing an eBooster on the car is to back up the conventional turbocharger, working in tandem with it, to sustain the engine's power output at low rpm. The hybrid system's operating strategy ensures that the eBooster is always available, via battery or BSG, whenever it is needed. The BSG and eBooster combination also provides an extra boost when the engine reaches peak rpm in Sport mode, at which point you can fully enjoy the performance benefits, while in Normal mode it balances fuel consumption and performance.In the Levante Hybrid, everything is designed to deliver the very best performance.  The hybrid car weighs less than the 6 cylinder engine equivalent, and above all has an even better weight distribution since the engine is front-mounted and the battery is placed in the rear, without compromising the load capacity and optimally balancing the vehicle masses. This design allows the Levante Hybrid to be even more agile and fun to drive.The internal mechanical components of the 2 litre 4 cylinder engine, already installed on Ghibli Hybrid, were developed through in-depth engineering work at the Maserati Innovation Lab in Modena, to achieve greater torque and enable the turbocharger and eBooster to deliver even more power. The engine's electronic control system also changes completely with a switch to a Bosch new-generation ECU. The engine is built at Termoli, Italy.Thanks to a maximum power output of 330 hp and torque of 450 Nm delivered from just 2250 rpm with value up to 90% since 1750rpm, the performance data of the new Levante Hybrid, only available with all-wheel drive, is very impressive: top speed of >240 km/h and acceleration from 0 to 100 km/h in 6 seconds.  Levante Hybrid’s power output is the same as that of the V6 gasoline version, and better than the diesel. It has more boost than the diesel version, with 165 hp/l (also higher than the gasoline version), and above all it slashes CO2 emissions to 231-252 g/km in the WLTP cycle, as well as a fuel-saving of more than 18% compared to the 350 hp V6 version while maintaining the same level of performance.The Maserati SoundLevante Hybrid is still in every respect the “Maserati of SUVs”, including its sound, which, in spite of the hybrid propulsion, is the distinctive growl of every Trident Brand model. The sound is achieved without resorting to amplifiers, by just tweaking the fluid dynamics of the exhausts and adopting resonators, tuned to deliver the trademark sound.  Anyone on board a Maserati hybrid must still hear the unmistakable roar of a Maserati engine.Levante Hybrid: Distinctive External and Internal Features The Levante Hybrid will be introduced in a new metallic tri-coat blue colour called Azzurro Astro; this colour will be available in the Maserati Fuoriserie program. Moreover, the Levante colour assortment will add for hybrid versions the Grigio Evoluzione, already presented for Ghibli Hybrid. Some details are in cobalt blue, the colour chosen to identify hybrid cars, already used by Maserati to denote the Ghibli Hybrid. On the exterior, blue characterises the three iconic side air ducts, the brake callipers (optional) and the C-pillar logo. The same blue colour reappears inside the car, specifically on the embroidered seams of the seats. For the first time, Levante Hybrid will feature a specific look with new logos. The oval logo will change, the C-pillar logo will comprise the Trident on its own, the GT badge will appear above the three side air ducts, and there will be new tailgate lettering. In the interior, the logo on the multimedia system will also be modified.Levante Hybrid Makes Its Debut in GT Trim The Levante Hybrid makes its debut in the new GT trim, with the GranLusso external styling features, and with the Sport Pack available as an optional.It will have chrome finishes on the front bumper and front grille, as already seen on Granlusso versions, and the GT badge will appear above the three iconic side air vents. GT interiors will be characterised by Standard Leather Grain A and Black Piano Trim. The full range of leather and trim upgrades of Levante will be available as optional.The Design of the “Maserati of SUVs”The design concept of Levante combines coupé lines with interior space for five people and exceptional aerodynamic efficiency. “The Maserati of SUVs” is instantly recognisable from a distance, thanks to its imposing grille. With MY21, the front had already been updated to feature the innovative front grille with tuning fork design. This front grille is chromed for the Hybrid version.Levante Hybrid is fitted with rear light clusters with the boomerang design, inspired by Maserati cars from the past and already introduced with the MY21 version, effectively refreshing the Maserati SUV’s image. The model retains the widely acclaimed air suspension configuration of the Ghibli, but with some significant modifications appropriate to an SUV: greater travel for off-road driving, new spring calibration to deal with rough usage, and more control of variations in camber and toe to respond to the different ride height settings. The air suspension essentially shares the same components and geometry with the other Levante models. Suspension frame, wishbones, hub strut, towers and crossbeam reinforcement are all made of light aluminum alloy, using a moulding technology that ensures greater rigidity without weight increase. In fact, in line with the tradition for Maserati racing cars, Levante has double-wishbone front suspension and state-of-the-art technology for optimal control and precise handling. The suspension towers are incorporated in the car’s chassis.The architecture of the double-wishbone system provides direct, precise steering. The multi-link rear suspension was chosen to ensure outstanding ride comfort and performance. To reduce weight, four links are in forged aluminum and one in cast aluminum.Both front and rear suspensions include an anti-roll bar, hollow at the front to reduce weight even further. A crossbeam reinforcement connects the rear of the suspension frame to the underbody to maximise structural rigidity.Air SuspensionLike other Levante versions, the Hybrid is fitted as standard with a state-of-the-art air suspension system. This sealed pneumatic system comprises four independent air springs, each with level sensor, two reservoirs mounted on the rear suspension cradle, a compressor with valve assembly, and ECU integrated in the Skyhook shock absorber control system. Apart from the obvious benefits such as enhanced ride comfort and active safety, the air suspension helps to save fuel and reduce CO2 emissions, since they allow the car’s set-up to be lowered when on the move, reducing drag at high-medium speeds.The car’s stability and set-up are further improved by the lower centre of gravity and the reduction in load transfers due to the exceptional stability even at the highest speeds. The air suspension system features six different ride levels (including Normal and Park).The driver can alter the ride height manually via the nearby rocker switch or by choosing different driving modes on the central console. The height variation from the lowest position to the highest is 75 mm – up to 85 mm with the Park level included. When the car is at a standstill, its set-up is lowered by 45 mm, meaning 10 mm more than in Aero 2 mode, to facilitate the driver and passengers when entering and leaving the vehicle. The suspension returns to Normal ride when a speed of 24 km/h is reached.The ride level varies in response to speed in order to maximise safety and handling. Thanks to intelligent mapping, the suspension automatically lowers the car at high speeds and only enables a high set-up (Off-Road mode) below pre-set speeds, typical of off-road driving.Adaptability to All TerrainsThe driving modes are designed to make Levante even easier and more exciting to drive. Normal mode is activated automatically when the car is started, while Sport and Off-Road – and Corsa on the Trofeo trim – are the driving modes that best express Levante’s dual personality, transforming it from a sporty, dynamic GT to a high-performance, comfortable all-terrain vehicle at the touch of a button.The driver can completely deactivate the Maserati Stability Program (MSP) and adjust the car’s ride level separately using the air suspension switch located above the hazard lights button. The front/rear torque split is identical in all driving modes: 0:100, which the system can modify to up to 50:50 in just 150 milliseconds.In Normal mode, the driver can choose between two different suspension set-ups: Normal or Aero 1 (-20 mm). According to Realestate.com.kh, Cambodia’s largest real estate classifieds portal, Meanchey, Chroy Changvar and Por Sen Chey property prices have been on the rise despite the slump over the past 2 years. Now, it seems Phnom Penh’s property boom is spilling onto another outer district.Prek Pnov, one of Phnom Penh’s northern districts, is seeing land prices rise recently. Realestate.com.kh observed that inquiries and sales activity in the area increased by 60% compared to the same period in 2021. The district is seeing undeveloped properties being converted to additional road infrastructure and various residential & commercial projects.Land prices in the Prek Pnov area vary depending on the location and what infrastructure is nearby. Some areas, especially those closer to Phnom Penh city proper have gone up as high as $800 - $1,000 per square metre while areas further out are now $300 to $500 each. Land next to smaller roads are also reportedly being offered anywhere from $100 to $200 per square metre.Prek Pnov shares the two major factors making outer districts poised as the next property investment destination within Phnom Penh. It is relatively close to the city centre and is home to many Cambodians with jobs and businesses in the core areas of the capital.Prek Pnov is additionally benefiting from the hastening development of Chroy Changvar. The peninsular district is seeing major developments such as the Morodok Techo National Stadium and the adjacent WorldBridge Sport Village, the designated venue for the upcoming SEA Games 2023 and ASEAN Para Games 2023. Large entertainment venues such as Garden City and Phnom Penh Safari are easily accessible from Prek Pnov via the Prek Pnov bridge and Win Win Boulevard.Chroy Changvar has also been designated as the location of the upcoming Svay Chrum Bridge which will directly connect Phnom Penh residents to the Areyskat area of Kandal Province - an area eyed by investors for further development in the coming years. Phnom Penh, the capital of Cambodia, is located at the heart of the southern part of the Kingdom, within the entire surrounding of Kandal Province. Phnom Penh's continuous expansion of territory has always resulted in the new planning of the bordering areas in Kandal Province. One of the most powerful pieces of evidence is the construction of the biggest international airport in the Kingdom. According to the plan, the new airport, named "Techo Takhmao International Airport", spans in Kandal and Takéo provinces, covers an area of ​​2,600 hectares, and costs about US$1.5 billion. The construction is divided into three phases. The first phase will be completed in 2023, with an annual capacity of 13 million passengers. The second one will end in 2030, with an annual capacity of about 30 million passengers. The last phase will end in 2050. All together it is available for 50 million passengers annually.  The new airport is 10 km from Hun Sen Boulevard. The Ministry of Public Works and Transport plans to develop a new train route connecting the city centre to the new airport. On the other hand, it is also reported that OCIC has planned to build a highway for shuttle transport. The preliminary plan is to connect directly to the new international airport with Hun Sen Boulevard via Chbar Ampov, and another proposal is to connect the new airport to the third and fourth ring road. Whatever, it means that the new airport will not only drive residential and commercial developments in its proximity, but also promote the prosperity of the areas along the traffic network, of which related areas in Kandal Province are in the most direct benefits. Last month, Prime Minister Hun Sen confirmed that the government plans to use part of the Korean government loan to build a bridge connecting Phnom Penh City to Akriey Ksart Township in Kandal Province, and the estimated cost of the bridge is between US$40 million and US$50 million. This news has been followed by a land trading boom set off in some areas of ​​Akriey Ksart, with the price of land in some areas  reaching US$1,000/m². According to a report by CC-Times, the chief of Akriey Ksart Village said, “There are more and more companies buying and selling land, which has driven the price of land to rise, the price [of lands on riverside] will be much more expensive.”  However, the rational voice from  the real estate industry is that the current real estate prices in Akriey Ksart Township have risen slightly, but the "surge" of land prices will not occur. At the very least, Cambodia's real estate industry needs time to come back to vitality. The current price of land in Akriey Ksart is between $300 and $600 per square meter. Mr. Chrek Soknim, chairman of the Cambodia Real Estate Appraisal Association, predicts that land prices in Akriey Ksart may increase by between 10% and 20%.  Not long ago, the construction plan of the Cambodia-Korea Friendship Bridge was made, which consists of two sections. One end sets near the Night Market, while the other end sets in Akriey Ksart Township, with a middle support on Chroy Changvar peninsula beside Sokha Hotel. This cross-river bridge aided by South Korea is expected to be groundbreaking next year. A beautiful and spectacular cable-stayed bridge will not only be a key point of the Phnom Penh 2035 urban plan, it will also be one of the eye-catching landmarks.  Thus far, as a key part of the planning of Phnom Penh City, the first move has been made to get to the approach that Akriey Ksart Township, which is now in Kandal Province, will be included in the capital’s jurisdiction in the future. Once the bridge completes, large-scale commercial complexes, various residences, and characteristic tourism will naturally come along. Experts in the property industry have predicted that the riverside area of ​​Kandal Province and the area within the radiation range of Phnom Penh's No. 3 Ring Road will be replicated as another Chroy Changvar under the pushing of infrastructure.  Right now, this part of Kandal province across the Mekong River from Phnom Penh is still undeveloped land, spotted with three wetlands. There are a few leisure and vacation spots that Phnom Penh citizens like to go to, and each one has its own countryside speciality. Here are some cases in point.  If you take a boat from Diamond Island Ferry to get to Akriey Ksart Village, and then drive along the country road for about 15 kilometers, you will arrive at a place close to the convergence of the three lakes. There are also guest rooms in the park, as well as special accommodations such as camping tents and car tents.  Not far from the Akriey Ksart ferry, there is a dairy farm called "Moo Moo", which is the first local milk supplier in Cambodia, supplying fresh milk to the citizens of Phnom Penh every day. This farm is an entrepreneurial project of young foreign talents co-operating with localized employees. The expatriate members of the farm speak fluent Khmer, and their product concepts and management are down-to-earth, so the farm's Facebook page has drawn a large number of loyal fans. It is conceivable that the now Akriey Ksart Village, Phnom Penh's future Akriey Ksart District, is extremely well-positioned to become the ‘backyard’ of Phnom Penh on the premise of retaining its inherent attractions. Residential developments around Akriey Ksart are currently few and far between. For example, Chaktomuk Cityview1 & 2 and Toul Sangke The Sanctuary City are two townhouse projects. The residences they provide are based on traditional Cambodian townhouses, and they attract Phnom Penh's buyers by adding fashionable design elements, supporting facilities to living experience. The Sanctuary City is located in the Akriey Ksart area and has relatively complete facilities.
